PET ADDENDUM TO RESIDENTIAL LEASE AGREEMENT
Property: 6048 Holstein Way, Sacramento, CA 95822
This Pet Addendum (the “Addendum”) is made part of the Residential Lease Agreement (the “Lease”) between Landlord and Tenant for the property located at 6048 Holstein Way, Sacramento, CA 95822 (the “Premises”). In consideration of Landlord permitting Tenant to keep one or more pets on the Premises, Tenant agrees to the terms and conditions below.
1. Approved Pets
Landlord agrees to permit Tenant to keep domestic cats and/or dogs only on the Premises. No other animals (including but not limited to reptiles, birds, rodents, exotic animals, or livestock) are permitted without prior written consent of Landlord. All pets must be properly licensed, vaccinated, and in compliance with all applicable City of Sacramento and Sacramento County ordinances.
2. Floor Covering Requirement
To protect the hardwood flooring within the Premises, Tenant agrees that at least eighty percent (80%) of all hardwood floor surfaces must be covered with carpets, area rugs, or comparable protective floor coverings at all times during the term of the Lease. Tenant is responsible for purchasing, placing, and maintaining such floor coverings at Tenant’s own expense. Landlord, or Landlord’s agent, reserves the right to inspect the Premises with reasonable notice to confirm compliance with this requirement.
3. Tenant Responsibility for Damage
Tenant shall be fully responsible for any and all damage caused by Tenant’s pet(s), including but not limited to damage to flooring, carpeting, walls, doors, baseboards, blinds, screens, landscaping, fencing, the pool, hot tub, and any other portion of the Premises or its contents.
In the event the cost of repair, cleaning, deodorizing, or replacement exceeds the security deposit held by Landlord, Tenant shall remain liable for the full amount of such excess and agrees to reimburse Landlord within thirty (30) days of receiving an itemized statement of charges.

Landlord reserves the right to revoke pet privileges granted under this Addendum upon written notice if Tenant fails to comply with any provision herein, if a pet becomes a nuisance or threat to persons or property, or if the 80% floor covering requirement is not maintained. Upon revocation, Tenant shall have ten (10) days to permanently remove the pet(s) from the Premises.
6. Indemnification
Tenant agrees to indemnify, defend, and hold harmless Landlord from any and all claims, losses, liability, or expenses (including reasonable attorney’s fees) arising out of or related to the presence of Tenant’s pet(s) on the Premises, including any injury to persons or damage to property of Landlord or third parties.
